Having been abused by the Bankers and let down by the ones we voted in, we are all left to reflect on the past ten years. Let’s face it; most of us played life to the full without considering that debt has to be repaid. The banks played `pass the parcel` with packages of worthless mortgages to create their own bonuses and show apparent profits to the banks. When the merry go round stopped, the parcels were opened and the party ended. In the meantime the Banks made credit very easy and the general public and the Government ran up unsustainable debt. The Government has shown its inability to understand modern finance and have now chosen to blame their incompetence on the global world market. They accepted the apparent good times as if there would be no tomorrow. Expanded the state work force, failed to control immigration and removed the private pension tax relief. They have now brought this country to its knees. They were in total control, put in place by us to govern and that means RUN this country and they have failed us. Then we come to us- the public at large. We have behaved rather like a greedy little boy in a sweet shop and now we are feeling a little poorly. Credit was easy; mortgages of four to five times your earnings are not sustainable. Credit cards were issued like Christmas cards without the full realisation that all debts have to be repaid. So, where to we go from here? As always as changes take place, there are opportunities to improve your finances. But at the moment only if you have cash available. Interest rates have dropped to one percent and this virtually means that your return at the bank is zero. The stock market is volatile and it would take a very wise man to make the right investment. Property on the other hand, is something that we are all familiar with and it is at its lowest price for many years. My advice is based on what I am personally doing. We are a city centre agency and my knowledge and thoughts are confined to city centre properties, these being largely apartments and some housing. City centre apartments rent reasonably easily and we are always short of properties to rent. A return on capital of five percent plus should be achieved and voids kept to a minimum if the property is managed correctly. Buying now and in the next six to twelve months should also ensure capital growth in three to five years time. My philosophy is to achieve at this present time a better return from the investment of my money than the banks are providing with the added bonus of possible capital growth in the future. Let’s not forget also that property is bricks and mortar and not a piece of paper issued by your stock broker or bank. Over the past twelve months our sales have dropped by sixty percent but our lettings have increased by fifty percent. People still want to live in the city centre but do not want to commit to a purchase in these uncertain times. Our last article was in February 2009 and surprisingly we would not change any of the comments or recommendations we made at that date. Indeed the politicians’ quagmire has got worse and the `expenses` scandal has over shadowed the economics. Consequently the housing market has gone off the front page. However, for us as Estate Agents, the housing market is what matters! Sales in February, March, April and May were very poor. People who wanted to buy could not get a mortgage so cash buyers or people who could afford a 30% plus deposit were the only buyers in the market place. However times are changing. Even though mortgages are still restricted, we are noticing an increase in interest in purchasing a property. Prices have stopped falling. In London sales of houses in the suburbs have increased substantially. The south always moves up or down before the North. Our advice to you is if you are looking to buy, then look now! It is important to talk to us before you buy. We have been in the City for 15 years and intend to be here for another 15 years, so our reputation is our strength. Lettings in the early part of the year were not as good as we expected because tenants were staying put largely due to employment uncertainty. Also building developments have been `mothballed` so new apartments have not been coming on to the market. There is a shortage of one and two bed apartments with car parking in the City Centre. The shortage is more critical inside the `ring road` in what we call the City Centre. What I want to know, is do Manchester United pay Capital Gains Tax on their profit? They bought Ronaldo for 12 Million and sold him for 80 Million – a massive profit of 68 million pounds. Even if they could claim an allowance for his wages, a profit of 40 million has been made. Ronaldo is an asset, like any second home you own, so in my opinion, Capital Gain Tax should be paid. Through the media and SKY in particular, the commercial value of football was gone wild and it is surely time for the tax authorities to have a look at what is going on. If tax on the profit went into the NHS, there would at least be some direct benefit to the country, from the obviously profitable world of football. We can only definitely discuss the City Centre Manchester property. For the last twelve months, our sales have been down by 80%. We are thankful for the excellent lettings market. However, we are now starting to receive many more enquiries and offers to buy our City Centre apartments. This news is welcoming but it has a long way to go. It is an excellent time to buy because Vendors are now listening to offers. Owners have not recently been putting their properties on the market because sales have been so slow. We now require more sales properties to meet the now growing demand. THE LETTINGS MARKET The demand is incessant and we require more properties to satisfy the waiting list. The Developers have `mothballed` their new sites and therefore no new `stock` is available. We anticipate the situation will be corrected in the next twelve months as there are signs of the Builders coming to life. The recession is having an effect on rents. The current rents are not rising, as tenants cannot afford to pay more and Landlords have needed to accept this situation to service their mortgages. All the Estate Agents knew HIPS was a waste of time and money but then why should anybody ask us, we only handle 95% of the sales that take place. In the City sales are improving; mortgages are easier to obtain and prices are relatively low. The improvement! Is relative to a very poor base but never the less the market is moving. The Capital Gains Tax changes may bring more properties to the market but we will have to wait and see what the Government does in its Budget. Lettings are still in demand and a shortage still exists. The Developers are only thinking about commencing or completing their projects. So there is a shortage of new stock. We still consider `buy to let` as a better investment than a private pension. Historically, especially after a recession property, prices rise and usually out strip the stock market and the bank interest. Timing the purchase and sale of the property is always the key to making a good profit. Now is the time to buy, particularly if the Government’s Capital Gains Tax proposal brings more properties to the market and sellers wanting to maximise their profit the new higher tax rates. On average, a first-time buyer will purchase property costing £130,000, meaning buyers are in line to save approximately £1,300. This has led to a much needed defrosting of the sales market, with buyers rushing to beat next month’s deadline. The face of Manchester is changing every day: Jamie Oliver’s new Italian restaurant opens in the Grade 2 listed former Midland Bank building on King Street, meanwhile The National Football Museum opens in Spring on the former site of Urbis near Victoria Station.
